TriHealth buys existing Kenwood site to expand opportunities

TriHealth is turning one of its busiest outpatient locations into a permanent home. The health system has purchased its Kenwood ambulatory building, an adjacent parking facility and surrounding land, giving it room to expand services and accommodate more providers.

The acquisition covers 8245 Northcreek Drive in Kenwood, where the 114,000-square-foot facility already hosts a range of TriHealth services, including Group Health Kenwood, Northcreek Family Practice, Women’s Center Kenwood, TriHealth Cancer and Blood Institute, Gastroenterology, TriHealth Heart & Vascular Institute and other specialty practices. TriHealth said these services will continue without disruption.

The purchase, valued at roughly $46 million, also includes the two-level garage with more than 400 spaces and over four acres of land available for future development or building expansion.

“Part of Getting Healthcare Right means continually assessing and responding to the community’s health care needs… and those needs are increasingly care in the outpatient setting,” said Mark Clement, TriHealth’s president and CEO.

TriHealth is a network of hospitals, physicians and community programs. Its services include clinical care, education, prevention and social programs through Bethesda North, Bethesda Butler, Good Samaritan and McCullough-Hyde hospitals, as well as more than 140 other locations across Greater Cincinnati.

Its ambulatory network – a group of 13 major sites, including the Kenwood location – consists of outpatient facilities such as clinics, surgical centers, urgent care centers and physician offices that provide convenient, accessible and lower-cost care without requiring overnight hospital stays.

TriHealth has leased the Northcreek Drive site since August 2014, and it opened in 2015. The original 15-year lease included multiple renewal options.

During that time, the location has exceeded expectations in both growth and community support, Clement said, “becoming one of our most popular ambulatory sites.”

Ownership expects the purchase of the building to generate more than $3.5 million in annual savings, which the system plans to reinvest in new space and renovations.

“By investing in and taking ownership of this location we ensure we have the ability to continue serving the needs of Kenwood residents for decades more,” Clement said.
